The cost to paint an average size room (10X12) ranges from $380-$790, not including ceilings, trim or cost of the paint. DIY, this can cost between $200-$300. When estimating the cost, painters will start with how much paint will be required to complete the job. To know this, they first need to know the size of the area to be covered. The easiest way to calculate the size of the paintable area is to add together the length of the wall and multiply it by the width of the room from floor to ceiling. The resulting amount is the room's square footage. This total is a starting point, as it is not all paintable surface. The painters won't paint the windows and doors, for example, and they must account for ceiling trim and baseboards as well. The next step is to subtract the area of the doors and windows -- along with the square footage of the trim and baseboards -- to get an average. Then, use the same calculation (length x width) on the windows, doors, trim and baseboards, and subtract all of those numbers. The result of this equation is the square footage of the room's walls. This is your surface area number. (Painters will typically add a little square footage back in to this amount to account for extra paint, which may be required.)

I totally agree with this as well. I think every time I have read Angie's List reports, they are inaccurate and not researched enough. I had COMPLETE faith in Angie but lately I am hesitate on reports. I would check your local hardware store or even your neighbors to get a recommendation for painters. If you liked what you saw, you can be stress free with your results. I live in Texas and I have borrowed my hardware store opinion bc that seems to be the place most of the contractors or painters come to buy stuff for the jobs. If your neighbors painters, contractors, electricians and plumbers have shown good results, stress free you. I have been stress free with results, glad I asked for other opinions.Don't forget, the Hardware Store knows if that person is trustworthy and honest, their accounts would be shut down.

I had originally budgeted a lower amount for this project....painting had always been a DIY project in this home, so I didn't have a clue.    Now that I'm older and less nimble, I decided to hire it out.    Waldner's Handyman Services was very professional and worked with me to understand how costs were factored into my painting project.  I am very satisfied with the finished result and will use them again for future jobs. 
Spills and spatters happen, regardless of how careful you are. It’s a lot easier to pre- pare for them than to wipe them out of your carpeting or off your wood floor later. All it takes is canvas drop cloths in your work area (a 4-ft. x 15-ft. cloth costs $15). The thick canvas stays in place, so you don’t need to tape it, and you can use it to cover any surface. Plastic drop cloths are slippery to walk on or set a ladder on and don’t stay in place. Even worse, paint spills on plastic stay wet, and they can end up on your shoes and get tracked through the house. Canvas is slippery on hard floors, so rosin paper ($10 for 400 sq. ft. at home centers) is better over vinyl, tile and hard- wood. Tape the sheets together and to the floor to provide a nonslip surface.

You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess.
This was very helpful. I wonder if i would really follow through and check to see if my painter was cheating me. I used a painter I found on Angie's List. This was 5 years ago. He did a great job. I know he did patching only for about a day and a half. We decided on the kind of paint before he started. that is what he used. I don't know if I could stay on top of him and watch him open every can of paint.

Most contracts don't state the extent of the wall repairs included, so it's up to the painter's discretion how much they will do. If it seems like too much work, they'll usually point out the repairs but don't include it in the bid. The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Semigloss ang glossy has a high sheen and these paints are recommended for bathrooms and kitchen or where there's high humidity and steam.

To begin, move everything out of the room. Every painter we spoke with had a horror story about the time he didn't follow Rule No. 1. Bigger pieces of furniture can sometimes be left covered in the center of larger rooms, but if you are repairing drywall, says Chris Span, of Span's Quality Painting in Mobile, Alabama, "Take everything out. Drywall dust goes everywhere." Remove doors, light fixtures and hardware, and label everything with masking tape. Also, invest in drop cloths. "It's surprising how well a few drops of paint can cover a floor," says Rich Maceyunas, of Maceyunas Painting and Wallpaper in Waterbury, Connecticut. Buy high-quality drop cloths, such as canvas or paper-backed plastic. (Paint soaks right through lightweight fabrics and bedsheets.) The pros were split on this tip. "Masking tape is problematic," says Mark Dixon, a painter in Missoula, Montana, and author of "House Painting Inside and Out" (Taunton Press, 1997). "Paint can bleed behind the tape, or remove the paint it's stuck to." Another problem is bridging. "Latex paints form a skin," says Dixon. "Removing painted tape can tear the skin, resulting in a ragged rather than a sharp line." Lastly, taping takes time. "Learning how to cut in with a brush takes practice, but if you can do it, you'll leave most tapers in the dust," Dixon says. (Cutting in is painting just the surface you want, not the surface adjacent to it — for example, where a wall meets the ceiling.) On the other hand, "If you can't cut in, you can't beat tape," says Span. The pros we spoke with all recommend painter's (blue) tape because it's easier to remove than masking tape. To prevent bleeding, Span uses a putty knife to bed the tape. After letting the paint dry, he scores the edge of the tape line with a utility knife to avoid tearing the paint.
