These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well.
Freshly painted walls often look blotchy. The color is uniform, but the sheen isn’t consistent. This usually occurs over the holes and cracks you patched with a filler or drywall compound. The porous fillers absorb the paint, dulling the surface (a problem called “flashing”). When light hits these dull spots, they stick out like a sore thumb. The smooth patch also stands out in contrast to the slightly bumpy texture of the rest of the wall. A quick coat of primer is all it takes to eliminate flashing and texture differences.
Unless you like textured walls, don't paint over dust. Wash the walls with trisodium phosphate (TSP) or a mild cleaner, like Jasco's TSP No-Rinse Substitute. For smoke-stained walls, Toto uses a 50/50 solution of bleach and water. To clean a wall, use two buckets. Load up your rag or sponge from your cleaning-solution bucket, and scrub. Before redipping, rinse the sponge in a second bucket filled with clean water.

There are permanent features of the home that have their own colors which cannot be changed when painting the exterior of the home but can have a dramatic satisfaction level that is experienced when the painting is completed.  Roofing shingles, paving blocks, concrete surfaces, stones and other such features are prime examples of the colors that should be considered when selecting your exterior color scheme for the home.  Homeowners can work off of these colors to make a home that looks uniform and luxurious when the exterior painting is complete.
To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.
The cost to paint an average size room (10X12) ranges from $380-$790, not including ceilings, trim or cost of the paint. DIY, this can cost between $200-$300. When estimating the cost, painters will start with how much paint will be required to complete the job. To know this, they first need to know the size of the area to be covered. The easiest way to calculate the size of the paintable area is to add together the length of the wall and multiply it by the width of the room from floor to ceiling. The resulting amount is the room's square footage. This total is a starting point, as it is not all paintable surface. The painters won't paint the windows and doors, for example, and they must account for ceiling trim and baseboards as well. The next step is to subtract the area of the doors and windows -- along with the square footage of the trim and baseboards -- to get an average. Then, use the same calculation (length x width) on the windows, doors, trim and baseboards, and subtract all of those numbers. The result of this equation is the square footage of the room's walls. This is your surface area number. (Painters will typically add a little square footage back in to this amount to account for extra paint, which may be required.)

Wow, I learned so much.  Now I know why I got the cost quote I got to do the job right.  Being a cook I get it... because you can't just make a meatloaf... you can't just paint a room.  You better know what you are doing and the cost of a GREAT job is like the right cut of meat.  So, you can look at th finished product and smile & enjoy... great job !!
Most painters have no problem painting doors in place, but they recommend you lay the door on sawhorses and work horizontally. If you have a paneled door, start with the panels and work from the outside edges in toward the center. "Watch the corners — paint loves to puddle," warns Dixon. While the paint is still wet, lightly "tip off" the panel with an almost dry brush. (Tipping off is pulling the brush over the surface to level out the finish.) When painting the stiles (vertical) and rails (horizontal) just follow the grain of the wood. When the grain changes abruptly, for instance, where the rail meets the stile, don't stop your brush stroke — you'll only leave a lump of paint. Apply paint across the joint with a full stroke, and then tip off the overlapping section by pulling the brush in the direction of the grain. "Make sure the door is dry before painting the opposite side or rehanging it," says Maceyunas.
Inspect the surface area for holes, cracks or other problems and apply acrylic caulk to fill them in. Use a putty knife to smooth out the caulk and remove any excess to prevent bumps. For particularly thin or narrow crevices, you may have to use your finger to smooth out the caulk. Caulk contracts and shrinks, so apply a second layer once it's dried.

Once you’ve chosen the color schemes and paint, the next step is to start the home painting itself. If you’re a do-it-yourselfer, be sure to read up on proper painting procedure, from surface preparation right on down to finishing touches. Figuring it out as you go can be a valuable learning experience, but where painting is concerned it can also mean a lot of extra work and unsatisfactory results when it comes to the final product. If you think home painting might be a little out of your league, talk to an experienced painting contractor in your area about getting your house painting job underway so you can enjoy your beautiful new exterior paint job for years to come.
FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.
Most interior painting projects will present corners and edges. Corners, trims, splashes and accents will require cutting in — which generally requires the most patience, preparation and skill. There is a lot of debate among painters whether it is better to cut in before or after applying the roller. Solo painters may want to prepare the surfaces first, apply painter’s tape where required and cut in before applying paint to the rollers. Painters working in teams can split cutting in duties in sections while other team members are applying paint with rollers.
Pay by Experience for a House Painter has a positive trend. An entry-level House Painter with less than 5 years of experience can expect to earn an average total compensation of $31,000 based on 97 salaries provided by anonymous users. Average total compensation includes tips, bonus, and overtime pay. A House Painter with mid-career experience which includes employees with 5 to 10 years of experience can expect to earn an average total compensation of $31,000 based on 86 salaries. An experienced House Painter which includes employees with 10 to 20 years of experience can expect to earn an average total compensation of $36,000 based on 136 salaries. A House Painter with late-career experience which includes employees with greater than 20 years of experience can expect to earn an average total compensation of $41,000 based on 124 salaries.

IF the average cost is $1700 to paint an interior, then that means the cost of paint is approx. $200 (12% of the job).  Or better said 5 gallons of paint (if the average cost is $40 retail).  The average room takes 1.5 gallons which will cover 3 average rooms.  Doesn't sound to average to anyone with knowledge of this industry or a average house.  You are misleading consumers and should do a better job in your research.  No wonder so pay people think prices to get work done by professionals is high.  Its not high, its actually average which is more like $3700.
I’ll bring up Erick Gatcomb again, because he’s been a sounding board helping me deal with whatever the future holds: “Don’t see this as a failure; see it as 27 years of success. So many businesses don’t make it that far,” he consoled. If we’ve helped you out in some way, made a difference in your life, helped you place an article, sell a product, get more work, figure out what’s the right brush or roller, or put a smile on your face with some bad joke or other, then our mission was accomplished. If there’s anything I’ve learned over these 27, it’s that success doesn’t equal happiness so much as happiness equals success.

I had originally budgeted a lower amount for this project....painting had always been a DIY project in this home, so I didn't have a clue.    Now that I'm older and less nimble, I decided to hire it out.    Waldner's Handyman Services was very professional and worked with me to understand how costs were factored into my painting project.  I am very satisfied with the finished result and will use them again for future jobs.

After all surfaces are properly prepped and primed, you’ll need to apply two full coats of a good quality exterior paint for best long-term results. When choosing a paint or stain, pay close attention to the type of surfaces you are painting, such as concrete, stucco, wood, or brick. Purchase a high-quality exterior paint that’s recommended for the surfaces you’re painting and follow the manufacturer’s directions if you’re doing your own painting.

Prep. For new work the painter accepts the finish done by the drywall or plaster and once he accepts the work and starts painting he owns any wall repairs. Existing work is a different thing. I take a high intensity light and circle the kinds of defects with chalk so we are all in agreement before they start. Sometimes this results in a higher price and we have to compromise on how much to do...
The materials of the home’s facade should be considered before painting your home. When painting flat surfaces like siding or wood, you can opt for standard outdoor paint. When painting a textured surface like stucco or brick, “elastomeric” paint is a much better choice. This type of paint can stretch more than normal paint, which allows it to bridge over small gaps and crevices, painting smoothly over texture.

As a former professional painter, something that drives me crazy is when I see painters cut in around wall plates. First of all, the amount of time that it takes to cut in is usually much longer than the amount of time that it takes to simply remove the wall plate. Secondly it does not look nearly as clean as it does when the wall plate is removed and thirdly it can invariably leave paint on the wall plate itself which also looks sloppy. Make sure the painter takes them off and then reinstalls them. It's less time.
Excellent advice because there are many unskilled workers who are "trying to pull the wool over the customers eyes". One has to study about the project for which they are in need. I happen to need dry wall repair and painting done in my home and feel the advice in this article will be a great help to me in hiring someone who is ethical and does good work. Thanks.
Just like with roller paint application, painters are not limited to using just one stroke when cutting in. It is important, however, to work towards the edge of the corners applying even pressure. If time permits, painters should allow their cut in work to dry completely before applying paint with rollers, keeping in mind that light touchups on corners and edges will always be required at the end.

Familiarize yourself with construction codes and regulations. All cities have laws that dictate things like how contractors can do business, what types of materials and equipment are okay to use and how professional contracts should be handled. It will be necessary for you to have a working knowledge of these regulations as a private contractor. You can study them on your own time while you’re finishing an apprenticeship or receiving on-the-job training.[9]
Consider purchasing supplies personally to save money. Ask the painter for a bid that separates labor and materials. Then explain that you'll purchase the materials and ask for a list of exactly what will be needed to complete the job. Caulking, for example, is an extra supply commonly used to fill any cracks or damaged areas in your walls -- and one that might be overlooked in an incomplete list.
What is the definition of a painter? Is it someone that can simply pick up a brush? Perhaps a painter is someone that climbs ladders while applying paint for a living? An experienced painter may have a few larger tools and own what appears to be a paint van/truck. In many cases, a painter maybe a college student or older person doing a few projects during the summer, on the side, weekend work or attempting to paint a few local homes for extra cash? Maybe this describes exactly what you are looking for? Or, does it sound like something you want no part of? Chances are, if you seek quality, you would likely not hire this person – right? You may ask – what’s the difference? A painter is a painter! Right?
My son Owen and I thank you for the truly wonderful, informative and entertaining experience provided by the TOH staff, crew and trades-people at the Pro2Pro Brookline event. From Elizabeth - who welcomed us to the event, to Chris, Kevin and others who were wonderful during the orientation session (answering questions that I'm sure you have heard dozens of times before), to Charlie, Kevin, Richard, Heath (the electrician) and Thomas (the program director), you helped us Insiders to understand and appreciate the pride that you take in your work. It was refreshing. I loved the pictures and accompanying text of the event that you posted. I have to say in closing to Chris, Kevin and Thomas (in particular) you gave my son, a budding landscaper, the impetus to continue his pursuit of the trades. Kudos to you all and keep up your great work!

I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once

In the scope of home remodeling projects, a paint job is one of the easiest and least expensive ways to transform the look and feel of your home. With a fresh coat of new paint, you can change interior and exterior colors, freshen up dirty, stained walls, increase the resale value of your home, and boost curb appeal. Painting is a fast, simple way to give your home a facelift without breaking the bank.
When you’re ready to tackle your next paint project, we offer an amazing choice of colors from top paint brands, at the best price, and expert know-how to help you do the job right. Start outside by taking an inventory of your siding and trim. If your paint is fading or peeling off your siding, start the prep work by repairing the siding and trim with some waterproof patching compound. Once dry, sand and apply primer. Then, repaint those areas until your exterior looks fresh and clean.
The size of the room to be painted is the most important factor in determining the cost of professional painting. It will take a painter longer to cover a large room than a small room, and this means higher labor costs in addition to supplies and time. When estimating the paint for such a job, keep in mind that a gallon of paint covers about 400 square feet (though the label claims it will cover 450 square feet). You will be charged for the number of paint cans needed, among other factors.
Painting contractors work in the property maintenance sector. Depending on their skills and resources, they might specialize in painting different types of buildings, including houses and apartments, or commercial properties, such as offices, factories or retail outlets. Some contractors work directly for property owners; others find work through real estate firms, rental agents and property maintenance companies.
Watering down the paint 50%? It will not cover. I am a contract painter and found that most people that I make a contract with immediately try to change the deal and get more than they are paying for. Sometimes, I let them cheat me as they may have other work that I wish to do but other times I put my foot down. I try to get the client to look at what I have done each and everyday if I am going from room to room. I cannot do this If I spray the entire project at once. Even when I have them inspect my work, they often just do not tell the truth and wish to scam me the contractor for more and more while paying the same as the original contract. Most people have not a clue how much work is involved in painting a house and just assume that the painter rolls out the work with no prep, sealing off the place to protect things that are not painted. All of my contracts state that if anything is in the way like babies, dogs, cars, plants and furniture that I cannot proceed and that it is their responsibility to move this stuff. I always seem to be turned into a furniture mover and never get paid to wrench my back. Fact is most people try to rob the contractor and this article tries to make it seem that the contractor is robbing the homeowners. My sister is a prime example of this as she always goes for the lowest bid yet expects a world class job. This means if you pay $500 for a two day paint job do not expect the contractor to live at your home for two weeks and make only $500.
Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.
I'm hiring an interior painter and that is why I was reading this comment list. I'm concerned about your comment about Angie's List. Some of us don't have personal recommendations for tradespersons, and rely on sites like this. Are you saying that Angie's List's reviews are not complete or that they do not print some of the negative reviews? It's hard to know what to do - I have not been able to find a person who just had their paint done so I can ask him/her about the quality of the painter.

A house painter is responsible for painting the interior or exterior walls of a home. As a house painter, you must take great care to ensure that you do not damage any existing furniture or flooring by placing protective covers over important items in the house. You may have repair duties as well, helping to fix small holes or blemishes prior to painting them with brushes or rollers. While experience is not always necessary, you should have a keen eye for detail and brush skills.

If the point of hiring a well established, experienced, reputable painting contractor is to secure the professionalism and trust suggested to be inherent with that choice, then I would EXPECT that professionalism and experience to include the ability to make the proper and correct calculations for labor and materials for a fixed price quote, and there should be NO reason for the contractor to put the cost burden of their miscalculation on the consumer.
We recently had indoor and outdoor painting done on our house by Home Painters Toronto. They did an ...amazing job with everything. We had several painters, a carpenter and plasterer. They were all very professional, respectful and pleasant. I would not hesitate to use them again or recommend them to someone. Thank you Brian and Home Painters. See More
The pros were split on this tip. "Masking tape is problematic," says Mark Dixon, a painter in Missoula, Montana, and author of "House Painting Inside and Out" (Taunton Press, 1997). "Paint can bleed behind the tape, or remove the paint it's stuck to." Another problem is bridging. "Latex paints form a skin," says Dixon. "Removing painted tape can tear the skin, resulting in a ragged rather than a sharp line." Lastly, taping takes time. "Learning how to cut in with a brush takes practice, but if you can do it, you'll leave most tapers in the dust," Dixon says. (Cutting in is painting just the surface you want, not the surface adjacent to it — for example, where a wall meets the ceiling.) On the other hand, "If you can't cut in, you can't beat tape," says Span. The pros we spoke with all recommend painter's (blue) tape because it's easier to remove than masking tape. To prevent bleeding, Span uses a putty knife to bed the tape. After letting the paint dry, he scores the edge of the tape line with a utility knife to avoid tearing the paint.
I have recently bought a furnished home in Mumbai. Soon After shifting, I found my children's became hyperactive. My projects were getting frequent obstacles. My payments were not coming in time. Since my previous house was corrected by Nitien, I ask him to check my new house. He evaluated entire house and suggested some immediate cures like space purification with Vastu salt along with the sound cure. Within a few days, I found thing back to the normal and became more positive.
Remember: You want to get the highest quality paint your budget will allow to ensure its lasting beauty. You'll also need painting supplies like primer, brushes, rollers and painter's tape. A professional will have these items on-hand. According to statistics, paint and other supplies account for about 15 percent of a professional painter's total cost; labor will factor into 85 percent of their charges.
Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.

The paint on your home or business can be one of the most influential factors when it comes to the overall look and feel of your property. Unfortunately, time and weather can begin to dull your exterior and interior paint. At Texas Professional Painting, we combat the wear and tear process by providing you with a fresh coat of beautiful every time! We have been the professional painters San Antonio prefers for over five years!

The best time to tackle windows is in the beginning of the day, when you're fresh," says Doherty. "But it still takes me an hour to do a standard window." For double-hungs, begin by raising the inner sash and lowering the outer sash until their positions are almost reversed. Paint the lower half of the outer sash first, then the entire inner sash. Once the lower sash is dry, return both to their normal position, but leave them slightly open. Finish painting the outer sash. "Windows take too long to tape," says Doherty. When painting, overlap the glass by 1/16 inch to seal the wood.

Using the right software makes your job much easier and helps you get the best possible results. You can easily find the right paint combinations to please your client and quickly order the paint from a nearby store. A good field service management application, such as mHelpDesk, allows all departments of your business to smoothly coordinate their efforts, eliminating wasted time and producing happy customers.
While black is usually associated with somberness and malignity, it can also represent sophistication, reverence and physical attraction. Interior designers have traditionally shunned black paint, but homeowners increasingly choose it for trim and accents that are meant to be dramatic and striking. Black is the perfect match and contrast for white, and the amount used can range from trim areas to an accent wall. With the right furniture and décor, black is ideal for living rooms, bedrooms and ultra-modern kitchens.
WOW! I think the guy I hired read this first and I have photos that would make your skin crawl. Bottom line: he got me for $1900.00. Every single thing he painted had to be completely redone....that's when I discovered he did NOT use the colors I picked, he actually used leftover exterior paint from his mother's house! Because I have pets he said things needed to be sealed first and I did agree to that. What I did NOT agree to was using some kind of foul smelling gray stuff ON MY HARDWOOD FLOORS! THEN he painted them BLACK, telling me that all they were good for was covering over with laminate or carpet. He also dripped and tracked paint all over my ceramic tile floors. PLUS left a wet used paint roller in my garden window and had stuff piled in front so I didn't find it until it had dried. I have no idea how much that is going to cost to repair. Then he left without finishing (thank God) but left the "leftover" paint, uncovered, in the rain. Again, hid it so I didn't immediately find it. Obviously we will be going to court but I doubt if I see a penny from him.
Skip the do-overs and pick the perfect paint color the first time around. No matter what space, shade, or aesthetic you're looking for, we've got ideas. And then we've got some more ideas. We compiled all our best paint color advice in one place to make it even easier. By the time you're done with this story, you'll have your paint woes all solved.
Once you’ve decided on a house painting project, you’ll need to choose your color. There’s no set rule here to guide you. The wide variety of colors to choose from, and the combinations that are available when it comes to trim, doors, and other extras, make this choice mostly a personal one. One of the best ways to get pointed in the right direction is to drive around your town and neighborhood looking for homes that catch your eye. Try to figure out what it is about them that turned your head. Maybe they did something you didn’t like (i.e. stay away from that color, style, look, etc.), maybe the color combinations really speak to you (a light body with dark trim or vice versa), and maybe it’s just how they accented certain parts of the house that you like. Make note of all these things so that you can keep them in mind as you get your own house painting project underway.
